Smoke extract systems, both mechanical and natural, are integral parts of a building’s safety system and are required to be serviced and maintained by competent personnel on a regular basis. 
 
Adherence to standards such as BS7346-8 Code of Practice is imperative when selecting maintenance personnel and requires two visits per year normally 6 months apart. In addition, BS999: 2017 and the Regulatory Reform Order (Fire Safety) 2005 play their part. 
 
Reports, with noted assets and individual photographs along with any advisories and potential remedial works is of course supplied after each visit along with a scheduled date for the next visit. 
 
These kinds of systems can comprise a mix of equipment including automatic opening vents, pressure sensors, call points, extract fans and smoke dampers. All need to be checked for their functionality and operation.
